NYC Local Law 84 Greener Greater Building Plans - Recently NYC has mandated benchmarking energy reporting through the EPA benchmarking tool. All buildings in New York City over 50,000 square feet are required to submit an annual energy benchmark. Covered buildings also include two or more buildings that total over 100,000 square feet and are on the same lot or under the same condo board. The first benchmark report is due to the city on May 1, 2011. A summary of the law is below.

Achieving Cost SavingsFor many companies reducing emissions not only results in environmental benefit but can translate into significant cost savings. For example, in the longterm, investing in energy-efficient office equipment and appliances will benefit your organization’s bottom line. According to the EPA, energy costs for a typical office building in the United States are $1.50 per square foot. Energy-efficient equipment can reduce those costs by 30 percent. The Center for Energy and Climate Solutions, a nonprofit organization, has documented numerous companies of all sizes and types that are earning 40 to 50 percent returns on energy-saving investments. For example, the office tower at Four Times Square in New York utilized a variety of energy efficiency technologies to realize energy savings of $500,000. The Parker Chiropractic College in Dallas, Texas, reduced its electricity use by 43 percent by upgrading its chiller plant and control system.

As a broker agent we have access to the most competitively priced carbon offset instruments available. All RECS are Green-E certified, REGGI’s and EEC’s are VCS or Gold Standard certified and both are monitored for additionality. We have access to NYS, Regional, National and Blended RECS. Currently we are offering 2009 terminating in 2010, 2010 and 2011 offset options. Con Edison reactive power Con Edison is committed to New York State’s plan to reduce electricity use by 15 percent by 2015, and to significantly reduce carbon emissions in the coming decades. Con Edison, the Public Service Commission (PSC), and other electric utilities in the state have been evaluating ways to reduce energy loss on New York’s electric grid. These losses are damaging to the environment and cost hundreds of millions of dollars a year. One of the most significant ways electricity is lost occurs when reactive power travels along power lines. Reactive power is required for electric motors, fluorescent ballasts and other equipment to start up. The more reactive power that customers use, the more energy the electric system loses, with a corresponding increase in the amount of greenhouse gases that are released into the atmosphere. To encourage businesses to reduce their use of reactive power, we will be introducing a new reactive power charge. Large commercial cust-omers will be charged when their power factor, or efficiency, is less than 95 percent. The reactive power charge will be introduced over the next two years, and will be implemented in two phases. The first phase will begin in October 2010 for customers whose monthly demand is 1,000 kW or higher. The second phase will begin in October 2011 for customers whose monthly demand is between 500 kW and 1,000 kW. The charge will also apply to customers who have induction generators that meet 1,000 kW and 500 kW thresholds.
